Renovations rarely fall apart in the building. They fall apart in the planning. Our process is built to catch problems before tools come out.

Discovery

We meet at your home, walk the space, understand what's working and what isn't, and listen for what you actually want the renovation to do for daily life.

Scope & estimate

We produce a written scope, an itemized estimate, and a realistic schedule. Where finishes drive cost (stone, tile, fixtures), we provide allowances you control.

Design & permits

If drawings are needed, we coordinate with architects, designers, and engineers. We submit permits and handle municipal review.

Build

Our crew runs the trades, runs the schedule, and runs the site. You get weekly updates, a single point of contact, and a tidy job at the end of every day.

Punch & handover

We walk the project with you, build a punch list, complete it, and hand back a finished home with documentation on warranties, paint colours, and fixtures.

One project at a time, never spread thin

We keep our project load deliberately small. Our crew shows up daily, not when it can be fit in. Your timeline is the timeline.

Written estimates, allowances you control

You'll know what you're paying for before we start. Finishes are broken out as allowances so you can spend more or less on tile, plumbing, lighting without surprises elsewhere.

Trades we trust, on payroll or referred

The plumbers, electricians, tile setters, and finishers on your job have worked with us for years. Their work meets the same standard ours does.

Permits, inspections, drawings — handled

If your project needs a building permit, electrical inspection, plumbing inspection, or engineered drawings, we coordinate it. You sign documents, we run the rest.

A clean site, every day

Materials stored, tools tidied, floors swept, dust contained. If you're living through the renovation, this matters more than anything else.

Workmanship warranty

Our work carries a written warranty. If something we built fails, we come back. We expect to, and rarely have to.
